With every square foot in London at a premium, creating additional space in a basement can be a very effective solution to providing additional space. It can also make very sound economic sense as, even though they are not cheap to construct, they are almost always cheaper, on a £ per sq ft basis, than moving house.
Rodić Davidson Architects has successfully undertaken a number of basement extension projects in central London. We have successfully secured planning consent for basement proposals in The Royal Borough of Kensington and Chelsea (RBKC), City of Westminster, Camden, Hammersmith and Fulham, Merton and Wandsworth. Recently some London local authorities have imposed stricter governance on planning applications for basement extensions. In 2009 RBKC adopted a document called Subterranean Development SPD.. This document requires very detailed additional information to be submitted alongside any application for a subterranean basement extension. Rodić Davidson Architects were the first architectural practice to successfully negotiate a planning consent in RBKC for a basement extension under the new policy.
A new basement room can transform the living space of a house. High quality, thoughtful design is vital. Poorly designed basement rooms are awful – making for dark and unpleasant living environments. On the other hand, a well designed basement room, with a generous floor to ceiling height and flooded with natural light, can make a wonderful new addition to your house.
Certain uses fit really well into new basement rooms. Be it a swimming pool, a media room, a utility room, a gym, a kitchen or just extra living space. One of the first things to decide is whether to excavate more than one level and / or whether to extend under the garden. With thoughtful planning, a basement extension can transform the living space of the house.
The design of a basement room is technically challenging. We are experts. Structurally they usually have to support the weight of the house above. They are often mid-terrace and so close attention needs to be given to the neighbouring properties. They need to be well insulated and completely waterproof.
