Although every project is unique, there is usually a chronology of processes. We call these RIBA Work Stages. The majority of our work is the bespoke high quality refurbishment of London homes. Typical RIBA Work Stages for a commission of this type would be:

1 Outline Proposal
2 Sketch Design
3 Planning Submission
4 Detail Design
5 Production Information
6 Tender or negotiation
7 On-site construction
8 Completion

Typically, various other consultants need to be appointed. We usually advocate the appointment of a Quantity Surveyor early on in the project; we believe that cost transparency is critically important from the start and a professional cost adviser can provide line-by-line pricing. Every project has a budget – whether this be £200,000 or £2m and pre-contract line pricing allows you, the client, to scrutinise expenditure. Ideally a Structural Engineer is appointed at the early stages of the sketch design.
Other consultants may include the following, all of who we can recommend and have worked with successfully for many years:

  • Services Engineers
  • Party Wall Surveyor
  • Rights of Light Surveyor
  • Landscape designer
  • Planning Consultant

As the detailed design progresses, we will consider suppliers, such as Kitchen Suppliers, Bathroom Suppliers, Hi-Fi/Audio Visual Suppliers/Installers, Flooring specialists/Installers, Cabinet makers/Installers, Lighting suppliers. We have long established relationships with the very best companies. We never accept supply commission payments and trade discounts are passed on to the client in full.

Planning/ Listed Building Applications.
Rodić Davidson Architects will advise you on whether a Planning / Listed Building application is required and manage the process. Many of the properties that we work on are both Listed and in a Conservation Area. Indeed, 70% of the area of The Royal Borough of Kensington and Chelsea (RBKC) lies within a designated Conservation Area. There are 35 separate Conservation Areas in RBKC and 56 in The City of Westminster. The London Borough of Camden has 39 Conservation Areas covering 50% of the borough. We have excellent relationships with Planning and Conservation Officers in all of the central London boroughs (in particular with RBKC, Westminster, Camden and Hammersmith and Fulham). We also have regular dealings with English Heritage.

Contractor Selection
A project will either be tendered or negotiated. The best choice depends on circumstances and programme. We will advise. We have maintained a tender list of contractors that have previously carried out excellent work for us/ our clients. We can only ever recommend contractors from this list but will also happily accept (indeed we encourage) client recommendations of contractors. We look to select a contractor that can deliver the highest level of quality, has a familiarity with the type of project proposed and will only accept those who have exemplary references.

Contract Administration
We administrate the contract between the client and contractor. We verify how much the contractor should be paid each month, and ensure that they are building the project as designed.
