Villa Griante is a deceptively large house in a small hamlet at the northern end of Lake Como. Bought as a holiday home by a London-based couple; it needed complete refurbishment.

Our brief was to refurbish the house and to re-order the layout and create larger living areas suitable for entertaining friends and family. Good security was an important requirement as, being based in London, meant the owner would have to leave the house unattended for long periods. Additionally a critical requirement was a very fast ‘heat-up’ time – i.e. that the house would become warm and comfortable very soon after arrival in winter.

Internally, the house was completely stripped back to the bare stone walls. The roof was rebuilt using traditional pan tiles under which we specified an extremely high level of insulation. The walls were insulated as well as the floors and underfloor heating was installed throughout which linked to a sophisticated boiler/ control system which provided extremely fast ‘recharge’ times. The property was completely rewired and an integrated A/V system was installed throughout.
