Change of use from 12 HMO apartments to two single family houses

These two adjoining properties were owned by a Housing Association. Each contained 6 self-contained apartments. The properties were vacant, run-down and boarded-up. Merton Council (like many London Boroughs) historically had a series of planning policies designed to protect small residential units. However the specific policies were withdrawn from the Merton UDP in September 2007. We exploited this omission by successfully obtaining planning consent to re-instate the properties to their former use as two houses.
The houses were sold to two owner-occupiers and we continued to work for one of the new owners to assist with the extensive refurbishment works that were required.
We submitted an additional Planning Application to the London Borough of Merton to extend at the rear of the property and a further application to build a studio/ workshop at the end of the long garden.
